
Case Study: Northpoint Enterprise Park
Northpoint Enterprise Park began as a bold idea. In the late 1990s, McMullin identified a parcel of farmland in Epping that held long-term potential. At the time, there was little commercial activity in the area—no hospital, no train station, and no industrial base to speak of. But the location was strategic, the access was strong, and the land offered scale.
Working in partnership with Bob Scanlon, McMullin acquired the site and undertook a project that would evolve over more than two decades. The goal was clear: deliver an integrated, employment-focused precinct that could anchor growth in Melbourne’s north.

Our Role
McMullin served as Development Manager across every stage of the estate’s evolution. This included:
- Land acquisition and vision planning
- Subdivision and infrastructure rollout
- Staged land releases
- Tenant and investor engagement
- Long-term estate governance and coordination
Northpoint was developed deliberately, in phases that matched real market demand. Lots were offered in a range of sizes, with flexibility to suit owner-occupiers, investors and logistics operators. Environmental features, including water-sensitive urban design and landscaped corridors, were embedded from the outset.

Healthcare Integration
In 2009, McMullin delivered the Epping Medical & Specialist Centre – now a major private healthcare facility within the precinct. The building has since had a Private Hospital added, and been leased by Northern Health, supporting the broader medical ecosystem emerging in the region.
In 2023, the medical centre was acquired by KM Property Funds in one of Victoria’s largest healthcare real estate transactions of the year, further reinforcing the long-term value of the Northpoint estate.
A Broader Transformation
The success of Northpoint coincided with the rapid development of the broader Epping region. Infrastructure, public services and commercial activity have grown significantly over the last two decades. A major milestone was the relocation of the Melbourne Wholesale Fruit, Vegetable & Flower Market to Cooper Street, directly opposite Northpoint, a move that positioned the precinct at the centre of Victoria’s logistics network.
