
Case Study: The Saleyards Warragul
The Saleyards represents the transformation of a long-established Warragul site into a new large-format retail precinct for the region.
Located at 44–56 Alfred Street, the property was formerly home to the Warragul cattle saleyards, which ceased operating at the end of 2019. The 1.67-hectare Commercial 2 zoned site sits between Warragul railway station and Logan Park and was acquired by McMullin in late 2022 as an opportunity for redevelopment.
McMullin identified the potential to reposition the redundant site for large-format retail and subsequently led the project through the full development lifecycle — from land acquisition and development strategy through planning, design, construction and leasing. Plans for a major retail development were submitted to Baw Baw Shire Council in 2023.
Completed in 2026, The Saleyards now comprises approximately 8,000 sqm of large-format retail space across five tenancies occupied by Sydney Tools, Anaconda, JB Hi-Fi, RSEA Safety and 4WD Supacentre.
McMullin retains ownership of the completed precinct, representing a long-term investment in regional large-format retail and a new chapter for a site with a longstanding place in Warragul’s commercial history.

All five businesses are tenants of McMullin, creating a complementary retail mix spanning tools, outdoor and adventure, technology, workwear and automotive accessories.
Working collaboratively with leasing agents throughout the development process enabled McMullin to secure a tenant mix aligned with the format of the precinct and the opportunities presented by the Warragul location.
The result is a fully tenanted large-format retail asset supported by established national operators.
A Long-Term Investment in Regional Retail
The Saleyards reflects McMullin’s approach to property development as a long-term investment.
From identifying and acquiring the site through to planning, development, leasing and ongoing ownership, McMullin has maintained a direct interest in the performance and success of the precinct.
Retaining ownership also creates a longer-term relationship with the retailers operating within the development. Rather than ending at project completion, McMullin’s involvement continues through the ongoing management and stewardship of the asset.
The project demonstrates how considered property investment can respond to the requirements of national retailers while contributing new commercial infrastructure to a regional centre.
